Binghatti has entered Dubai’s large-format family housing market with Tilal Binghatti, the developer’s first master-planned community and its first dedicated villa and townhouse destination.
The community spans more than 10 million sq ft in Academic City, within the Al Rowaiyah area of Dubailand, placing Binghatti in the eastern corridor that has absorbed the bulk of the emirate’s new villa activity.
Tilal combines townhouses, twin villas and standalone villas, positioned by the developer as a walkable urban district rather than a conventional gated compound, with residential, retail and wellness uses inside a single masterplan.
The release covers four-bedroom and five-bedroom townhouses, six-bedroom twin villas, and six-bedroom and seven-bedroom standalone villas. Homes range from 2,200 to 4,500sq ft on landscaped plots, with prices starting at AED4.2m (USD 1.14m).
Binghatti launches Tilal in Dubailand
According to Binghatti, the homes carry the geometric facades and high-specification interiors the developer has become known for in its high-rise portfolio.

The developer said more than 50 per cent of the masterplan footprint is given over to:
- Open spaces
- Swimmable water features and lagoons
- Landscaped parks
- Jogging trails
- Cycling trails
The community carries more than 50 lifestyle amenities, anchored by a resort-style clubhouse alongside a retail and wellness promenade.
Tilal is roughly 18 minutes from Downtown Dubai and 20 to 25 minutes from DXB, and is positioned to connect to the planned Blue Line metro extension.
Binghatti expansion plans
Binghatti said the launch tracks the momentum building behind Al Rowaiyah and Dubailand’s eastern corridor as a villa and townhouse market in its own right.
The company said the district is increasingly being framed as a new large-scale residential address alongside established communities including Emirates Hills and Palm Jumeirah.
Binghatti has launched more than 70 projects, delivered over 20,000 units and built a portfolio exceeding AED30bn (USD 8.2bn), including branded schemes such as Bugatti Residences and Mercedes-Benz Places.
Tilal is the developer’s first large-scale low-rise community.
Marketing expert Soliman Hossameldin said: “A high-rise developer moving into villas is not a product decision, it’s a read on where the buyer went. Binghatti has spent a decade selling verticality; Tilal says the demand has moved horizontal and the supply side is only now catching up.
“Ten million square feet in Academic City is not a project, it’s a position. This is a corridor with the land, the infrastructure and now the brand equity to become Dubai’s most compelling family living address of the next decade.”
