ATARA Development introduces Velora Residence, a boutique collection of 58 fully furnished residences on Dubai Islands. Positioned between the waterfront and the boulevard, the development brings together the energy of the city and its island setting through clean architectural lines, light-filled interiors and natural materials. Water, air, light and wood apprise its design approach, creating a connection between the built environment and nature while balancing personal wellbeing with the shared experiences of family life.

The announcement comes as Dubai Islands strengthens its position in Dubaiโ€™s real estate market. According to the recent Dubai Land Department data, the destination recorded $5.1 billion in property sales across 5,035 transactions, while median residential property prices rose by 17.7% against the 2025 median. This market activity places the spotlight on the destinationโ€™s growing residential appeal and provides a wider context for developments that seek to distinguish themselves through more than location alone. Against this backdrop, Velora Residence brings a design-led perspective to waterfront living, with an emphasis on the relationship between architecture, the natural environment and the experience of home.ย

At the heart of the development is โ€œThe Curated Pauseโ€, a design concept built on four elements: water, air, light and wood. Architecture and the natural setting are treated as part of the everyday living experience rather than as a backdrop. Rather than treating wellbeing as an additional feature, the philosophy places it within the fabric of everyday living. The intention is to create a residential experience that accommodates the changing rhythms of a household from moments of solitude and reflection to the routines, conversations and shared experiences that bring families together. At its core, Velora Residence explores a more nuanced expression of waterfront living, where the value of a home lies as much in how it feels to inhabit as in where it stands.

Between City, Sea and Everyday Life

Located on Island A, Dubai Islands, Velora Residence brings together a waterfront setting and boulevard connectivity. Its 58 fully furnished one- and two-bedroom residences, ranging from 857-1,857 sq ft, offering a considered mix of layouts designed for both individual and family living. Clean architectural lines, light-filled interiors and natural materials define the residences with the relationship between indoor and outdoor spaces forming an integral part of the design narrative. The development embodies ATARAโ€™s site-first philosophy, with each residence shaped by the distinctive character of its surroundings.

โ€œWe believe the next chapter of residential development will be defined not only by where people choose to live, but by how thoughtfully a home responds to the way they want to live.โ€ said Umid Bazarov, COO, ATARA Development.ย

โ€œWith Velora Residence, we chose a boutique scale deliberately. It allows for closer attention to detail, a stronger connection to the surrounding environment and a more personal residential experience. The design draws on water, air, light and wood, reflecting our view that a home should support both individual wellbeing and family life. Through โ€˜The Curated Pauseโ€™, we want to offer residents a balance between the pace of the city and everyday living, in a home that feels connected to Dubai while giving them space to enjoy it on their own terms.โ€

As Dubai Islands attracts growing attention from buyers and developers, the opportunity is no longer defined solely by its waterfront setting. The destinationโ€™s performance reflects its growing role in Dubaiโ€™s residential landscape, while the wider market is placing greater emphasis on the quality of the product, the strength of its location and the experience it offers residents. For developers, this creates an opportunity to establish a clearer point of difference through architectural identity and liveability. Velora Residence responds to this context with a boutique approach that places the relationship between design, nature and everyday life at the centre of its proposition.

ATARA Development is a Dubai-based boutique developer with nearly a decade of experience in the UAE residential market, specialising in waterfront properties across island destinations. Its portfolio spans Pearl Jumeirah, Dubai Islands, La Mer South Island and Al Marjan Island, with projects at different stages of development. Its approach is rooted in a site-first philosophy, with each residence designed in response to its individual setting. Across its portfolio, ATARA brings architecture, interiors and the surrounding environment together to create residences with a distinct sense of place.
